Briargate is one of the largest planned communities in northern Colorado Springs, roughly between I-25 and Powers Boulevard, north of Woodmen Road. Most homes here were built between the 1980s and the early 2000s, which means a lot of Briargate roofs are either original, or on their second roof after an earlier hail storm.
Northern Colorado Springs sits in the path of storms that build along the Palmer Divide and roll south and east. Briargate homeowners see more hail claims than much of the city, and a roof that looked fine last spring can have bruised shingles and dented vents after a single afternoon storm.

If your Briargate roof is original to a 1990s or older home, replacement usually makes more sense than repair, because the shingles are near the end of their life anyway. If the roof was replaced within the last 10 years and damage is limited to a few areas, a repair may be all you need. After any significant hail storm, get it inspected before deciding. Hail damage that goes unreported can be denied later.
