Cordera is a master-planned community northeast of Briargate, along Briargate Parkway near Powers Boulevard. Construction started in the late 2000s and continued through the 2010s, so most Cordera homes are still on the roof the builder installed.
Cordera sits on open ground with long views to the north and east. That openness also means storms reach Cordera with nothing to slow them down, and wind hits roofs directly.
Most original Cordera roofs use standard architectural shingles, not impact-rated ones. They are fine in normal weather, but they bruise and lose granules in hail faster than Class 4 shingles.
Without mature trees or terrain to block it, wind lifts shingle edges and ridge caps. Once the seal breaks, shingles are much more likely to blow off in the next storm.
Newer roofs often look fine from the street after hail. Damage shows up as bruises and granule loss that only a close inspection catches, often within an insurance deadline.
Repair or Replace?
A 12 to 18 year old Cordera roof with minor wind damage is a good repair candidate. If hail has damaged multiple slopes, replacement through insurance is usually the right call, and it is the ideal time to upgrade to Class 4 impact-resistant shingles for better hail protection and a possible insurance discount.
