Lorson Ranch Hail Path: Satellite Data Analysis

The May 8, 2025 storm cell produced some of the most localized hail damage we've documented in the Colorado Springs area. Two streets apart, one property took 2.2-inch hailstones and the neighbor got barely a quarter-inch. Here's why — and how to tell which side of the line your home was on.

How the Storm Cell Moved

The May 8 cell originated southwest of Pueblo and tracked northeast — a classic Front Range supercell trajectory. What made it unusual was the split at the Palmer Divide. The primary hail shaft remained south of the divide, keeping the cell's energy concentrated. As it crossed into El Paso County from the south, it intensified over Fountain before tracking northeast into Lorson Ranch between approximately 4:42 and 5:15 PM.

The Damage Gradient

Our field documentation — combined with NEXRAD radar data from the Pueblo WSR-88D (KPUX) — shows a clear northwest-to-southeast damage gradient within the 80817 zip code:

  • Northwest quadrant (Bless Ave, Doral Dr, Reunion Cir area): Confirmed 1.8–2.2 inch hailstones. Significant shingle bruising, granule displacement, and soft-metal damage to AC fins, gutters, and downspouts
  • Central corridor (Josh Byers Way, Corte Hermosa): 1.2–1.6 inch. Functional damage to standard 3-tab shingles. Class 4 shingles in this zone showed markedly less penetration
  • Southeast corner (Avenida Del Cielo, Calle Conejo): 0.5–0.9 inch. Marginal damage — likely below the full-replacement threshold, but collateral items (AC, screens, gutters) are still documentable and payable
  • East of Marksheffel Rd: Cell had largely disbursed. Minimal hail, primarily wind-driven rain

Why This Matters For Your Claim

Insurance carriers use regional storm reports to set expectations for an entire zip code. If your adjuster knows 80817 had a hail event, they may apply a blanket assessment rather than documenting your specific property's exposure. Properties in the northwest quadrant may have valid full-replacement claims while being offered cosmetic repairs.

The Forensic Markers: How to Know Your Exposure

You don't need radar data to understand your exposure. The physical evidence on your property tells the story, if you know what to look for:

  • AC condenser fins: The aluminum fins on your condenser coil are the most sensitive hail indicator on a property. Even 0.75-inch hail leaves visible denting. Compare the exposed face against the undamaged rear-facing side for baseline
  • Downspout and gutter profile: Look at the face of aluminum gutters from a raking angle in direct sunlight. Dimpling that follows a chaotic, non-repetitive pattern indicates impact
  • Roof ridge cap: Hip and ridge cap shingles take the most perpendicular impact. Soft impacts create a spiderwebbing fracture under the granule layer that isn't always visible from the ground — you need to get up there
  • Window screen mesh: Standard aluminum screens dent at hail sizes that may not obviously damage roofing. Random dimpling or perforations are strong corroborating evidence for an insurance file

What We Found in Our Lorson Ranch Audits

We've completed 14 forensic audits in the Lorson Ranch 80817 zip code since the May 8 storm. Of those:

  • 11 of 14 qualified for full roof replacement based on functional damage documentation
  • Average initial adjuster estimate: $6,200
  • Average final settled claim after our forensic file: $19,400
  • 3 properties had claims initially denied as 'cosmetic' — all three were reopened after our documentation package was submitted
  • The two southeast-corner properties settled for collateral items only (AC, gutters, screens) at an average of $3,100

If your property is in the 80817 zip code and you haven't had a forensic audit since May 2025, the window is closing. Most policies require filing within 12 months of the event, and Colorado's statute of limitations on first-party insurance claims is two years from date of loss.
